Stunning, colourful, spacious 4 double-bed roomed interior designed detached villa in charming ancient village near Beziers, 15/20 mins from sandy beaches. Private pool (fully fenced) with sun loungers + tables set in large sunny, walled Mediterranean gardens.  Large covered terrace with table/chairs, BBQ, pizza oven, further dining al fresco under large pergola with stone table and chairs.  All rooms spacious and beautifully decorated in Catalan style, with stylish furniture.

Inside

The villa is on one level and is highly suitable for young children, as it is completely secured with locked gates at the front and the garden has a high wall/fencing all round. The pool is private, and perfect for little ones, fully fenced with a lockable gate, so young children cannot gain access without an adult.
The Villa has four bedrooms:-                                                                                                                          

Bedroom 1: New king size bed and fitted wardrobes.
Bedroom 2: Double bed, wardrobes and door to terrace.
Bedroom 3: 3 singles (3rd full size single slots under one of the other beds) and fitted wardrobes.
Bedroom 4: 2 singles and fitted wardrobes.  Everything is of a high standard, beds or mattresses are new every couple of years to ensure they are not uncomfortable for guests.
Main large bathroom with corner bath + shower, and separate shower cubicle. Hairdryers. Separate wc.
There is a 2nd bathroom with wc and self contained shower cubicle.
The kitchen hob/stove, oven, fridge/freezer, microwave, dishwasher, Interior designed island unit with gas hob, eyelevel fan oven, extractor, combination microwave, large brand new fridge/freezer(+2nd freezer), dishwasher, washing machine, tumble dryer, cafeterias, toaster, kettle, cooking utensils, cook books, scales. Washing machine, tumble dryer, 2nd freezer, iron/ironing board.
Spacious lounge and dining rooms decorated in typical Catalan style, leather sofas and chairs,  Satellite TV/video/DVD, hi fi/CD player, antique pine coffee tables, Indian sheesham wood sideboard with selection of games and small library of books.
Dining room with large Indian sheesham wood table seating 8(further chairs in bedrooms) although most people prefer to eat al fresco on the covered terrace! Indian sheesham wood sideboard with selection of board games.

 Outside

The sunny good sized front garden is laid to lawn with Olive & Palm Trees, Lavender & a variety of Mediterranean shrubs. Entrance to the house is by large gates with parking either side of the house for up to 4 cars. The large, south facing, walled garden has Mediterranean plants, trees and shrubs. The large 11m x 5m swimming pool has steps down into the pool with seating area. Leading from patio doors is the large terrace, laid with typically Catalan, colourful terracotta tiles, with large dining table & chairs seating 10-12, BBQ, pizza oven & water feature. Steps lead down into the garden where there is a large covered pergola, terracotta table & chairs and 2nd BBQ. The pool has a large terrace laid in local stone with sun loungers (you may also find people leave pool toys!). There is an outdoor table tennis table.

The Area

3 mins walk into the ancient village centre, which has restaurants and cafes, local shops + a large Champion supermarket 3 mins drive. 7 mins drive to the beautiful medieval Cathedral city of Beziers, famous for its Cathedral, flower markets and side streets packed with smart boutiques and shops. 15 mins to Cap D'Agde, 20 mins to Pezanas, 30 mins Sete, 20 mins to Narbonne, 30 mins to Minerve, 45 mins to Carcassonne. Numerous other places of interest too many to mention here!
The village has 3 patisseries, local shops, 2 bars and 2 restaurants, banks and an excellent large supermarket 3 mins drive, fishing, canoeing and bathing at the River Orb (3 mins), 5 mins to the Regional Parc du Haut Languedoc, an 'area of outstanding natural beauty', with unbelievable views – a UNESCO World Heritage site. Wine Degustation in the village itself plus many more wines to try 5 mins in every direction.
15/20 minutes to the sparkling azure Mediterranean sea with miles of beautiful unspoilt, uncrowded white sandy beaches. The nearest, smartest and most cosmopolitan beach is Valras Plage with its many beach bars & cafes (to hire lounge chairs), backed by great fish restaurants, cafes, bars, boutiques and craft/gift shops. Other great (less busy) beaches at Vendres Plage (20mins), which is unspoilt, but still has fab beach bars. Serignan, Marseillan etc (25mins).
Golf
Just 15 mins drive to the championship golf club of Saint Thomas, an immaculate, challenging 18-hole course in Beziers. Another championship 18 hole course at St Cyprien (1hr), plus an excellent 18 hole golf course at Cap D'Agde (15/20mins), and a 9 hole course at Lamalou Le Bains (40mins).There is a set of golf clubs at the villa for the sole use of our clients, but you can also hire at all the golf clubs mentioned.
Skiing
Just 1 hour away from the villa are the famous, world class skiing resorts in the Pyrenees and Andorra is less than 2 hours drive. The Spanish border is also around 2 hours drive
Travel
Nearest Airports - Ryanair fly to Beziers Agde (20 mins drive), Carcassonne, Perpignan & Montpellier all 45 mins drive. Nimes 90mins, Toulouse 2 hrs. Or drive down from Calais in 9/10 hours on the autoroute using the impressive Viaduct du Milau. Travel in luxury on Eurostar from St Pancras or Ashford, which now goes straight Avignon in summer (6 hrs), with 2 hr drive from Avignon. Check special deals. Or Eurostar/TGV to Beziers. Rental Notes

Friday changeover to take advantage of cheaper flights & trains and easier driving. Flexible changeover outside peak season.  Bed linen, hand, bath and kitchen towels are included.  Beach and pool towels if you need to travel light can be provided at a small supplement. End of let cleaning is charged at £100 per let (regardless of numbers) deducted from security bond, which gives you complete peace of mind as all you have to do is leave the house clean and tidy, without the laborious need to do a complete final clean. Heating is charged from October - end March at £15 per week, which is deducted from security bond.  There is centrally heated under floor heating throughout the villa.
Changeover day can be any day according to availability.  All linen including towels but not beach/pool towels are provided.  Maid service can be provided at an additional cost.
Children welcome, sorry not wheel chair friendly, cot & high chair are available.
Sorry - no pets allowed.  Smoking not allowed.

Winter Lets

November to February - £300 per week.  Christmas week - £500.

There is centrally heated under floor heating throughout the villa.
